"MANAGING TENANT IMPROVEMENTS –
REAL ESTATE CONSTRUCTION MANAGEMENT"

This course is designed to prepare commercial and corporate real estate managers, engineers, leasing agents and support staff to handle assignments associated with build-out of tenant spaces in office, retail, industrial and residential properties. Frequently, property staff members are assigned to oversee and coordinate construction projects with little or no preparation, education or understanding of the process. This course is designed to prepare those individuals to work through such assignments by educating them in the roles played by architects, general contractors, and the various trades and disciplines involved. Charlie reveals the process, explores necessary activities, and discloses the techniques, tips, and tactics needed to ensure comprehensive understanding and control of the project to the benefit of owners, investors, and tenants. More than anything else, participants will complete this training with new skills to handle these assignments with confidence.

“LEADER LEVERAGE™: STRATEGIES FOR LEADING
AND DEVELOPING YOUR REAL ESTATE TEAM”

Think the most important asset you have to manage is your property? It isn’t; it’s people.  Without properly trained and managed human assets, the physical assets won’t perform to their maximum financial and physical capacities.  This seminar focuses on the most valuable skills every commercial real estate pro can master in order to more effectively direct and increase the productivity of the team they lead or serve: discerning the base of your authority; communicating effectively; developing your team; and utilizing performance evaluation techniques guaranteed to boost employees to higher productivity levels .  This engaging session will disclose secrets that make leaders great and help you perfect these key leadership skills so you can achieve your personal and professional best!

“WHAT EVERY PROPERTY PROFESSIONAL NEEDS TO KNOW
ABOUT LEASING, MARKETING AND TENANT RETENTION”

Understanding and responding effectively to market forces, being aware of a property’s strengths and weaknesses, and maintaining rapport with tenants are important skills for every member of the property team to master – not just leasing agents. This session will help everyone in the management team develop those skills, familiarize them with industry marketing terms, explain lease clauses and provide budget guidance – so that they can help your firm win and keep tenants.  Topics include: marketing procedures and analysis, locating and accessing market information, how the leasing process works, RFP responses and proposals, cold calling and canvassing, financial evaluation of leases, the significance of specific lease clauses, dealing with owners and asset managers, retention of existing tenants, budgeting for leasing activities, and significant actions that may be taken by ALL management staff to support the overall leasing effort. Learn specific management techniques and strategies to use immediately to keep tenants in their place – your property!

“HOW TO KEEP TENANTS IN THEIR PLACE – YOUR BUILDING!”

Charlie presents his version of tactics, techniques, and tips to keep tenants at your property so satisfied with their office home they will continue to renew and expand there at every opportunity.  A veteran real estate broker with hands-on management experience accumulated over the past twenty-two years in portfolios comprised of commercial and corporate properties, he has engineered successful renewal programs in geographically diverse locations and “down” markets. One key factor to building and maintaining lasting relationships with tenants is to recognize that the job of serving this group is one that belongs to the entire management team, not just the leasing agent. Discovering key business touch points, taking the initiative to meet needs in advance of expression, and conducting an aggressive (yet not necessarily costly) tenant retention program are all addressed in this presentation.  And that’s only the beginning.  Join us for this informative and entertaining presentation that will keep the value of your property – not to mention its NOI – climbing.

“NEW TOOLS FOR YOUR MANAGEMENT TOOLBOX:
TACTICS, TECHNIQUES, TIPS & TRICKS TO IMPROVE
PROPERTY FINANCIAL OPERATIONS AND EFFICIENCY”

Have you ever been required to provide verifiable proof that your property budget figures are “real?”  Has your asset manager or owner posed that burning question:  “Where did you get that number?” This interactive workshop will teach you how to effectively and accurately analyze your building’s efficiency and financial performance.  You’ll learn how to develop appropriate criteria for market analysis and use benchmarking tools such as BOMA’s Experience Exchange Report and IREM’s Income and Expense Analysis. You’ll explore how to properly evaluate operating expenses from cleaning services to utility costs, and then use those metrics to professional advantage.

“DISASTER PLANNING: WHEN (NOT IF) THE WORST HAPPENS”

This timely seminar addresses how operators of commercial and corporate properties may benefit by saving lives, property, time, and money through skilled preparation to handle disasters.  The presentation takes the position that disasters and emergencies are both foreseeable and manageable.  The main focus involves repositioning "the unthinkable" into present reality and determining - in advance of the event - how to deal with it. Actual historical events set the scene.  Participants are coached in determining what to do and how to prioritize actions, emphasizing development of Disaster Plans and responding to a number of specific potential disasters.

"HOW TO BUILD A BETTER BUDGET"
DESIGN A VIABLE DOCUMENT EVERYONE WILL BE PROUD TO USE

This workshop deals with commercial and corporate real estate budget preparation as a set of masterable skills that include definition and utilization of an owner or company-prescribed chart of accounts, addressing the overall financial document as the linchpin of the management or facility plan, integrating client objectives, budget presentations to asset managers and owners, and preparation techniques that will make budgets more timely, accurate, and meaningful. Instruction includes emphasis on the budget relative to the property's business plan, making detailed budgeting specific and easy-to-understand, and preparing budget documents that are more "defensible" before reviewers.
